More Inventory Does Not Mean One Market
Why agents should help clients look beyond the headline and understand the market by property type.
When clients hear that Northern Virginia inventory is rising, it is easy for them to assume every buyer suddenly has more leverage. The July numbers tell a more useful story: choice has expanded most clearly for condo and attached-home buyers, while detached-home inventory remains comparatively constrained.
That distinction changes the conversation at the kitchen table. A condo seller may need sharper pricing and presentation because buyers can compare more options. A detached-home buyer may still need to move decisively when the right property appears.
For agents, this is a reminder to arrive with property-type and neighborhood context. Average days on market reached 21 in July, but a single regional average cannot describe every price point or jurisdiction. Good advice begins with the broad signal and becomes valuable when we make it specific.
My practical takeaway is simple: prepare sellers for comparison, help buyers understand where choice is actually growing, and use the extra market time to make better decisions rather than slower ones.
